Buyers agency · Greece

Your buyers agent
in Greece.

We represent the buyer, never the seller. The search, the inspections and the negotiation all work for you — and most of it can be done while you are still abroad.

A 30-minute call, no obligation and no cost.

Independent representation

We do not sell property and we do not act for sellers or their agents. You are our client, and the only person whose interests we represent at the table.

On the ground in Greece

We walk the street, meet the agent and inspect the building — the read on a neighbourhood you cannot get from a listing photo.

Bought from anywhere

Honest video walkthroughs, remote negotiation and a limited power of attorney. Many of our buyers complete without a single flight.

What we do

Buying in Greece from abroad means negotiating in a language you may not speak, against an agent paid by the seller, over a property you have only seen in photographs. We take that weight off you.

We find the properties, walk through them ourselves, tell you honestly what they are worth, and negotiate the price and the terms on your behalf. Then we coordinate the lawyer, the notary, the engineer, the accountant and the bank so that you are dealing with one person instead of five.

Why use a buyers agent

We are on your side of the table.

A selling agent is contracted to the seller and negotiates for them. There is no reason you should be the only person in the transaction without professional representation.

On your own

With us

Scrolling the same portal listings as everyone else
On- and off-market properties sourced to your brief
Guessing what a property is actually worth
A pricing read from someone who buys there weekly
Negotiating against an agent who works for the seller
A professional on your side of the table
Flying out to view properties that were never right
Honest video walkthroughs before you book a flight
Chasing a lawyer, notary, engineer and bank yourself
One point of contact coordinating all of them
Learning Greek conveyancing the hard way
A process someone has run many times before

The process

How it works.

From the first call to the keys. Six stages, no mystery and no improvisation.

01

Strategy

A focused consultation that turns your goals into a clear plan: budget, borrowing capacity, the right areas and the buying process — written up as a purchasing brief we both work from.

02

Search

We work your target areas continuously, on and off market, sourcing properties matched to the brief and filtering out the ones that would waste your time.

03

Inspect

We visit, inspect and send you honest video walkthroughs with our read on value and risk — so you never buy blind and never fly out on a maybe.

04

Negotiate

We represent your interests at the table, agreeing a fair price and workable conditions, with no loyalty to the seller or their agent.

05

Due diligence

We line up and manage your lawyer, notary, engineer and accountant — plus your AFM tax number and Greek bank account — and keep every party moving.

06

Completion

Through signing at the notary to the keys and the utilities in your name. We see it all the way to done.

Who we help

Built around how you are buying.

The right approach depends less on the property than on how the purchase is being funded and where you are sitting while it happens. Most of our clients arrive as one of these five.

Cash buyers

No lender, no valuation wait, and genuine leverage at the table. We help you spend that advantage well — moving decisively on the right property, and not paying over the odds simply because you can complete quickly.

International & Relocating Buyers

Buying from Australia, the UK, the US or anywhere else — whether it stays a second home or becomes the place you live. Video walkthroughs instead of speculative flights, documents handled remotely, and a limited power of attorney so the purchase can complete while you stay put.

First home buyers

Your first purchase, whether you are already in Greece or coming from overseas. Greece treats a first home differently — there is transfer-tax relief, and state-backed schemes such as Spíti Mou for those who qualify — so we build that into the search from the start and have your lawyer and accountant confirm where you actually stand.

Golden visa applications

Buying with Greek residency in mind. We source and negotiate properties that fit the programme's investment requirements, which vary by area and property type, and work alongside your immigration lawyer — they handle the application itself.

Buyers requiring finance

When a Greek mortgage is part of the plan, the search and the loan have to move together. We sequence the purchase around your financing timeline and introduce you to specialist mortgage brokers who lend to overseas buyers.

How we help

Three ways to work with us.

Whether you want a plan, a second opinion, or someone to run the entire purchase for you.

Where we buy

Four markets, properly known.

We buy where we have relationships and a genuine read on price. If your target is somewhere else, we will tell you honestly rather than learn on your money.

Athens & the Attica Riviera

The deepest, most liquid market in the country — from Kolonaki and Koukaki to the coastal strip running south to Vouliagmeni.

The Peloponnese

Coastal towns and stone villages within driving distance of Athens — the value play for buyers who want land and space.

Crete

A year-round island economy with its own airports, hospitals and rental demand well outside the summer window.

Rhodes & the Dodecanese

A long season and direct flights from across northern Europe, with Kos, Symi and Patmos alongside Rhodes itself. Heritage and archaeological protections shape what can be altered, so local knowledge matters.

Questions

The things people ask first.

What exactly does a buyer's agent do?

We represent you on the ground: sourcing and viewing properties, negotiating with agents on your behalf, and coordinating your lawyer, notary, engineer and accountant. A selling agent is contracted to the seller and negotiates for them. We are contracted to you.

Are you a law firm or a financial adviser?

No. We are not a law firm and we do not give regulated legal or financial advice. Those are handled by the licensed professionals we introduce and coordinate on your behalf.

Can I do the whole thing remotely?

Yes. Most of the process can be handled from abroad, including via a limited power of attorney. Many of our buyers complete without a single flight.

How are you paid — and are you really independent?

A one-off Property Strategy Session, then a success-based completion fee paid only if you buy. We act for you, not for the seller or their agent, so our advice on a property is never shaped by the person trying to sell it.

Do I need a Greek tax number before I start?

You will need a Greek Tax Number (AFM) before you can buy or take out a mortgage. We arrange your AFM, bank account and translations remotely, usually well before you travel.

I will need a mortgage — can you help with that too?

Yes. We introduce you to specialist mortgage brokers who lend to overseas buyers, and sequence the search around your financing timeline so the two move together.
